Understanding LVR

LVR stands for the initial loan-to-value ratio. The interest rates below are for new loans, and won’t change during the life of your loan as the LVR changes.

  • LVRup to 70%: you’ll get an extra 0.10% p.a. discount off our standard interest rate if you’re borrowing less than 70% of our property valuation.
  • LVR+ above 70% up to 80%: our standard interest rate applies if you're borrowing above 70% and up to 80% of our property valuation.
  • LVRabove 80%: an extra 0.30% p.a. will be applied on top of our standard interest rate if you’re borrowing above 80% of our property valuation.

Our Advantage Package offers a 0.15% p.a. interest rate discount and other product savings, for one $395 annual package fee5. Available on loans over $150,000 (included in the below rates).

Rate Lock

With the Rate Lock6 feature, your clients can lock in the current fixed interest rate. This way, for a fee, they're protected from the possibility of rising interest rates. The lower rate will apply if the current rate falls below the 'locked-in' rate on their settlement date. Rate Lock will hold the current fixed rate for up to 90 days after the rate has been locked in for a fee of 0.15% of the loan amount (minimum fee amount of $500, with maximum charge capped at $1,000 for loans up to $2M, and 0.15% of the loan amount for loan above $2M).

To be eligible for the $2000 Refinance Cashback offer, your client will need to meet the following conditions:

  • Refinance to a Owner Occupier (Principal & Interest repayment) or Residential Investment Loan (Principal & Interest or Interest Only repayment) home loan
  • Select our Basic Home Loan, or Advantage Package* ($395 annual package fee and full terms and conditions apply) home loan.
  • Minimum loan size of $250k.
  • LVR must be up to 80%.
  • Applications received from 1st September 2023. Settlement must occur within 120 days of applying. Offer may be varied or withdrawn at any time.
  • Limit of one $2000 cashback payment regardless of the number of applications, applicants, properties or loans involved per 12 month period. For joint applications, only one cashback payment will be paid to the primary applicant.

5Advantage Package: Conditions of Use apply and are available at stgeorge.com.au. Annual package fee of $395 applies. Not available to company and trust account holders. You must either hold or be approved for a St.George transaction account in order to qualify and continue to receive the benefits of the Advantage Package. Applications must also meet our approval guidelines on individual products to qualify for relevant package discounts.

6Rate Lock: St.George will apply the fixed rate available at the loan settlement date or the date the fixed rate term commences, unless you lock a fixed rate in on your loan using our Rate Lock feature. The fixed rate lock-in fee is 0.15% of your loan amount or $500, whichever is higher, capped at $1000 for loans up to $2M. For loans above $2M, the fixed rate lock-in fee is 0.15% of your loan amount. At the end of your fixed rate term, the interest rate will convert to our standard variable interest rate, unless a new fixed rate term’s selected and then the fixed rate is determined on the day the fixed term ends. 

+LVR stands for the initial loan to value ratio. LVR is the amount of your loan compared to the Bank’s valuation of your property offered to secure your loan expressed as a percentage. Home loan rates for new loans are set based on the initial LVR and won’t change during the life of the loan as the LVR changes.
